Origin of the 525 N. Tryon Building

The 525 N. Tryon Building is the dominant structure in an overall master plan encompassing a city block in the northern end of Charlotte’s center city. This 19-story office tower, designed by Odell Associates, Inc., opened in late 1998. It anchors the corner of 9th and Tryon streets as part of a mixed-use plan that includes office, retail, religious, residential and open-space components, as well as a 607-car below-grade parking garage. The 525 N. Tryon Building works individually and jointly with these components to reinforce and enhance the urban fabric of the center city.

Passerby on both surrounding streets can see glimpses of the plaza in the center of the block. This open space is defined by a backdrop of the stone gothic First United Methodist Church, the office building colonnade and balconies of the seven-story ChapelWatch Condominium. The open-space plaza – a favorite of office workers, church members, area residents and the public – contains seating and pedestrian brick paving softened by a grassed central area surrounding an interactive water feature, the plaza’s focal point. Crape myrtle and red sunset maple trees, along with lirope and seasonal flowers, provide a year-round array of colors.

The building’s lobby provides an internal visual and pedestrian link from the main entrance to the plaza beyond. The lobby materials consist of fiddleback pattern anigre wood veneer wall panels and intricately patterned marble flooring. These finishes continue from the elevator lobby into the elevator cabs. The elevator lobby, which connects the main entrance lobby and the plaza entry lobby, is punctuated with patterned stainless steel and special lighting.

Since it’s opening in late 1998, The 525 N. Tryon Building has been the dominant structure in an overall master plan encompassing an entire urban city block in the Northern end of Charlotte’s Center City. The mixed-use plan includes office, retail, religious, residential, and open space components. Shops and restaurants enliven the base of The 525 N. Tryon Building along the street and plaza. A 607-car below grade parking garage serves all uses of the site. Each element of the master plan is intended to reinforce and enrich the urban fabric of the Center City. Designed by Odell Associates, Inc., the 100% leased 19-story office tower anchors the corner of the 9th and Tryon Streets, and steps down in height along both streets to respect the smaller scale of the church and residential structures. The lower three floors of the tower are accentuated with a change in material and a cornice to define the base of the building. A two-story colonnade facing the street and open space provides covering and pedestrian scale, and continues the existing pattern of arcades along the street. The 330-foot office tower is topped with an octagonal pyramid of metal ribs and panels. This form not only conceals the buildings mechanical system, but also adds interest to the city skyline, both during the day and, by use of accent lighting, at night.

The stepping of the office building produces a variety of floor plate sizes and configurations, which gives a number of options to tenants of various sizes and preferences. State-of-the-art technology ensures the safety, security, and comfort of both tenants and visitors. High-speed elevators are provided in low-rise and high-rise banks in order to reduce travel time to upper floors. The large windows, which provide dramatic views of the city, are divided with vertical mullions four feet on center to allow for flexibility of partition locations. Flexible tenant arrangement is also facilitated by large 32-foot column bays at the larger floors and by column-free lease space at the smaller upper floors.
